The property market has undergone huge changes during 2020 as a result of the Covid-19 pandemic, but not all sectors have had the same experience.

As the year comes to a close, it is useful to have a look at how different asset classes have been affected and what lies ahead for them in the New Year.
Industrial The one sector of the economy that benefited from lockdown has been online retail outlets and this has also been good news for the manufacturers that supply them. An interesting twist to this is that some malls, which have battled, could be turned into distribution centres for e-tailers.
Hospitality The hospitality industry was one of the hardest hit during lockdown as planes were grounded and borders closed. A slow recovery is discernible, but research puts a return to 2019 levels in only 2024.
Office Remote working was very nearly the death of the office, in fact, office buildings as an asset class have been the worst affected. Pay close attention as some companies may make remote working a permanent feature for at least some of their workers.
Multi-family The stand-out best-performer of 2020 has been multifamily apartments. In the US, strong occupancy and collection rates, along with stimulus cheques and savings have boosted the asset class. Affordable financing deals have also driven up demand for multi-family offering.
Student housing Student housing is in demand as top-tier campuses absorb students from other schools. Also, as social distancing demands that on-campus housing reduce its occupancy levels the need for off-campus housing is on the rise (especially for buildings within 1.5km of campus).
Medical office Any medical building with tenants that offer critical care and procedures are worth considering, but those that offer optional care and procedures are less of a sure bet. Location and solid tenants, with clear longevity, are crucial when deciding to invest in these buildings, advises Scott Picken, CEO of online investment portal Wealth Migrate.
Retail Consumer behaviour has been changed, possibly irrevocably, so if you are looking at a retail asset make sure it has a strong supermarket as an anchor tenant along with two to three other good, solid tenants that will bring foot traffic to the shopping centre, which in turn will attract other good tenants.
Senior housing Researchers expect there to be a significant demand for senior housing in four years’ time as the Baby Boomers start entering their 80s, this demand will then increase each year. When it comes to investing in senior housing, a good partner is always a must, so choose carefully.
Self-storage An often-forgotten property class is self-storage, which is in demand, especially when it offers amenities such as heating, ventilation and air conditioning (HVAC) and good security. The needs and expectations of self-storage clients are quite exacting, so, again, a good partner can ensure you make a success of this.
The whole world is holding its breath as the slow roll-out of the vaccine heralds a return to normality, take note of the types of real estate you could pursue in the new year to ensure 2021 is be the beginning of fresh successes.

The African Union (AU) has welcomed the Democratic Republic of Congo as the newest member of its African Peer Review Mechanism. This took place during the AU’s 30th Forum of Heads of State and Government on Thursday.

The meeting included presentations on ongoing or imminent reviews of governance and other spheres in a number of countries, including Liberia, Sierra Leone, Zambia and Kenya. The African Peer Review Mechanism is a voluntary mechanism that enables AU members to provide and submit to evaluation at local, national and continental levels.
In his opening remarks, South African President and African Peer Review Mechanism Chairperson Cyril Ramaphosa thanked the assembled heads of state for their political leadership. “I am certain that the mechanism will be a vital instrument for the achievement of Africa’s social and economic goals as enshrined in the AU’s Agenda 2063 and the UN’s Agenda 2030,” he said.
Improving governance, tackling corruption and upholding human rights are central to the Democratic Republic of Congo’s governance program, said DRC President Felix Tshisekedi, adding that his government welcomed external review and support of its policies. “By joining the African Peer Review Mechanism, we hope to get the support of our peers in the review of our practices regarding good governance, which is a prerequisite for development.”
The summit covered an upcoming peer review of Liberia; the discussion of a gap analysis of Sudan; two reviews of tourism and mineral resources governance in Zambia; a targeted review of Sierra Leone’s national response to the Covid-19 pandemic; and peer reviews of progress reports for Kenya and Mozambique.
African Development Bank President Akinwumi A. Adesina joined heads of state at the virtual meeting.  “Africa will recover, but that recovery will require much strengthened governance at all levels, including decisive actions to end illicit capital flows and ensure more transparent governance over the management of Africa’s vast natural resources,” he said.
Adesina congratulated Felix Tshisekedi on his country’s decision to join the African Peer Review Mechanism and emphasized the Bank’s commitment to the mechanism. The African Development Bank recently approved a new economic governance strategy that will guide its engagements in the sustainable economic development of African countries.
“Through our African Peer Review Mechanism institutional support project, the African Development Bank will continue to very strongly back efforts to enhance the efficiency, effectiveness and relevance of the African Peer Review Mechanism,” Adesina said.
Adesina also addressed the current challenges heightened by the Covid-19 pandemic, particularly vaccine inequality and Africa’s rising debt levels. He called for the establishment of an African Financial Stabilization Mechanism to ward off future exogenous shocks.
The African Peer Review Mechanism, a specialized agency of the African Union, was established in 2003. It has five governing bodies: The African Peer Review Forum, made up of participating heads of state; the Africa Peer Review Panel, which is made up of academics and other high-level persons, and which oversees reviews; a committee of focal points; a national governance council; and a secretariat.   
Currently, 41 AU members have joined the African Peer Review Mechanism.
AU Commission Chairperson Moussa Faki Mahamat urged African countries that had not yet acceded to the mechanism to speedily join. “Achieving universality will strengthen the cause of governance for the continent, in its full manifestations of political governance, economic governance, corporate governance, and inclusive and general socioeconomic development,” he said.

African Union welcomes DRC to African Peer Review Mechanism, urges other countries to join initiative

The East African Crude Oil Pipeline (EACOP) is expected to reach a Final Investment Decision (FID) (https://reut.rs/2QDP5Aa) as soon as the end of March 2021.This will pave way for the commencement of the construction phase of the pipeline. South Africa’s Standard Bank, Japan’s Sumitomo Mitsui Banking Corporation (SMBC) and Industrial and Commercial Bank of China (ICBC) are among the lead financial advisers intending to secure $3.5 billion to fund the construction of this pipeline projected to release 34.3 million tons of carbon into the atmosphere each year once complete. This comes at a time when the entire world is aiming to remain within the recommended 1.50C and abide by the principles of the Paris Agreement.

In a statement to an inquiry by Uganda&#39;s Daily Monitor (https://bit.ly/3fdIOW0), Standard Bank claimed to have suspended their financial support (https://bit.ly/3cmYDbe) to the disastrous project as they await an independent Environmental and Social Impact Assessment (ESIA). This process is, however, standard practice under the Equator Principle and it seems that Standard Bank is merely pointing to its routine due diligence process with little regard to the call by numerous Civil Society Organizations (CSOs) (https://bit.ly/3vX9kJb) and local communities to withdraw their support to such an irreversibly damaging project.
High risks and meagre earnings for both countries  
The EACOP is touted as the project that will unlock East Africa’s future by taking Uganda’s oil to the rest of the world. This will supposedly increase the Foreign Direct Investment (FDI) for both countries by over 60% during the construction phase (https://bit.ly/3lRSG9b). Conversely, the value of Uganda’s oil reserves has already fallen by approximately 70% since 2013 (https://bit.ly/31gqnYJ). This value is expected to fall even further as the world transitions into a low-carbon economy. Even from the Tanzania ESIA (https://bit.ly/3d3ZnkB) it estimated that the government will only get $240 million from the project after its construction, which is peanuts compared to the environmental and social implications faced.
Furthermore, the Ugandan government is bound to accrue losses of up to $1.4 billion (https://bit.ly/3smWaDf), much more than the $130 million that the Ministry of Finance intends to borrow from the domestic market (https://bit.ly/3vYzzih). Public debt is already projected to rise to 54.1% by 2023 (https://bit.ly/31is3kf) in Uganda. The EACOP project thus risks driving East Africa further into unsustainable debt at the mere prospect of reaping meagre earnings with the only entities bound to benefit being the foreign oil companies such as Total. No government should take such dire economic risks and push the lives of its already struggling citizens into deeper poverty. Standard Bank in cahoots with other major EACOP proponents are, however, resolutely keen on baking debts, the kind that future generations will still be tasting decades from now.
East Africa does not need oil or any fossil fuels to unlock its future especially when there are viable, affordable and clean alternative sources of energy such as solar and wind, which are renewable and have better prospects when it comes to long-term job opportunities. East Africa needs to focus on a just transition to renewable energy that guarantees the extensive deployment of millions of clean jobs (https://bit.ly/3tUUBg5). 
EACOP bound to destroy lives and natural habitats
The proponents of the pipeline have claimed that EACOP will create short term employment for highly skilled and semi-skilled professionals, as well as casual laborers over a period of 2 to 3 years. It is estimated that 10,000 jobs would be created during the construction phase, boosting the income of the households along the pipeline. However, what we have witnessed in Uganda, Tanzania as well as other East African countries, very few jobs are usually allocated to the local community, thus leaving them even more vulnerable and disenfranchised.
The project will result in the physical displacement of local communities from their ancestral and communal land. It is anticipated that EACOP will directly affect approximately 14,000 households (https://bit.ly/3w2oQ6q) in Tanzania and Uganda leading to loss of income and livelihoods. Moreover, the pipeline risks polluting water resources of which over 40 million people in 9 countries depend on; an unacceptable human rights violation. Beyond ruining people’s lives, the pipeline will tear through some of the world’s most significant habitats, home to endangered species including African elephants, chimpanzees and lions, pushing them ever closer to extinction.
What can Standard Bank and other financial institutions do?
By playing an advisory role and without a clear commitment to withdraw their financial support from the EACOP project, Standard Bank will be fueling the transition of billions of dollars from public coffers into the pockets of a few fossil fuel proponents who are undoubtedly ready to create tons of emissions that will lead to a planet choking on carbon and exacerbate the already worsening climate crisis, making it extremely difficult for an already vulnerable continent experiencing the adverse effects of climate change.
Standard Bank has a responsibility to take care of the people and the planet by leading a new pathway for Africa through spurring investment in renewable energy that will guarantee access to cheaper and cleaner power across Africa, and in the process create jobs for millions of youth across the continent.
At a time when millions of petitioners (https://bit.ly/3ciNnMR) have protested against the EACOP, Standard Bank needs to follow in the footsteps of Barclays Bank and Credit Suisse (https://bit.ly/2P62tfX), who have publicly committed to not financing the disastrous EACOP project. The future needs banks that are committed to having a fossil fuel exclusion policy and an investment plan that unlocks Africa’s future with 100% renewables.

Nine patients have been diagnosed positive for COVID-19 in tests carried out today at Quarantine Centers in Southern and Gash Barka Regions.

Out of these, seven patients are from Quarantine Centers in Dibarwa (6) and Areza (1), Southern Region.  The remaining two patients are from Adibara (1) and Agordat (1), Gash Barka Region.
Sadly, an 80-year old female patient who has been receiving medical treatment for COVID-19 at the hospital in Mendefera has passed away.
The number of deaths has accordingly risen to 9, while the total number of recovered patients stands at 2,962.
The total number of confirmed cases in the country to-date has increased to 3,192.

1,463 people have tested positive to the coronavirus disease, from a sample size of 8,976 tested in the last 24 hours. Our positivity rate is at 16.3%. From the cases 1,428 are Kenyans while 35 are foreigners. 802 are males and 661 are females.

Nairobi has 766 cases, Nakuru 126, Meru 83, Uasin Gishu 74, Kiambu 49, Kitui 46, Machakos 44, Kericho 30, Kisumu 28, Mombasa 27, Kajiado 22, Migori 20, Bungoma 20, Busia 19, Narok 17, Nyamira 16, Kilifi 15, Laikipia 11, Bomet 9, Garissa 7, Siaya 7, Nandi 5, Nyeri 5, Kisii 3, Elgeyo Marakwet 2, Kirinyaga 2, Makueni 2, Trans Nzoia 2, Nyandarua 1, Tharaka Nithi 1, Vihiga 1, Kwale 1, Baringo 1 and Wajir 1.
498 patients have recovered from the disease, 372 are from the Home Based and Isolation Care while 126 are from various health facilities. Total recoveries now stand at 91,268. We thank our healthcare workers for their good work that has enabled us to achieve these results.
This now pushes our cumulative fatalities to 2,092. Our sincere condolences to the families and friends of those who have lost their loved ones. 
A total of 1,080 patients are currently admitted in various health facilities countrywide, while 3,825 patients are on Home Based Isolation and Care.  121 patients are in the ICU, 35 of whom are on ventilatory support and 77 on supplemental oxygen. 9 patients are on observation.
81 patients are separately on supplementary oxygen with 68 of them in the general wards and 13 in the High Dependency Unit (HDU).
26 deaths have been reported in the last 24 hours. Out of these 3 have occurred in the last 24 hours while 23 are late death reports from facility record audits that occurred on diverse dates. This now pushes our cumulative fatalities to 2,092. Our sincere condolences to the families and friends of those who have lost their loved ones.

The Ethiopian Human Rights Commission (EHRC) and the Office of the United Nations High Commissioner for Human Rights (OHCHR) have agreed to conduct a joint investigation into the human rights violations and abuses allegedly committed by all parties in the context of the Tigray conflict, as part of the much-needed accountability process for the victims.   

The EHRC and OHCHR have been monitoring closely the human rights situation since the start of the conflict on 4 November 2020. Both organizations remain concerned about the reports of serious human rights violations and abuses and the devastating impact of the conflict on the civilian population. With multiple actors involved in the conflict and the gravity of the reported violations, an objective, independent investigation is urgently required.  
The agreement to collaborate in a joint investigation is the result of an ongoing partnership and engagement between the two organizations, founded on shared objectives to advance and strengthen respect and protection of human rights as well as accountability for violations of international human rights law and international humanitarian law committed by all parties in the context of the Tigray conflict. Such investigations are within the existing mandate of both organizations.
The deployment will start as soon as possible for an initial period of three months.

Today 132,000 doses of the Astra Zeneca COVID-19 vaccine arrived at the Juba International Airport. This is the first of several vaccine shipments scheduled to arrive over the coming months to South Sudan through the support of the COVAX Facility. The COVAX Facility is a global partnership comprised of Coalition for Epidemic Preparedness Innovations (CEPI), Gavi, the Vaccine Alliance, UNICEF and WHO established to ensure all countries can equitably access COVID-19 vaccines.

The first COVAX supported shipment of vaccines will target health care workers as well as persons aged 65 years and older, given their increased risk of severe disease and death due to a potential COVID-19 infection. The health care workers include doctors, nurses, community-based health workers and social mobilisers, amongst others.
“The COVID-19 vaccine will help us to protect our population against COVID-19 infections and prepare for a return to a normal life. We are grateful to all partners for their support in facilitating the arrival of the vaccines in our country,” said Minister of Health Hon Elizabeth Achuei.
Together with today’s COVAX shipment of vaccines, 132,500 syringes and 1,325 safety boxes for the safe disposal of syringes arrived.
Through the COVAX Facility, 732,000 doses of vaccines are expected to be deployed to South Sudan in the first six months of 2021.
“Today is a historic day for South Sudan and its fight against COVID-19,” said Patience Musanhu, Gavi Senior Country Manager for South Sudan. “This delivery is the product of an unprecedented global partnership to ensure every country has access to COVID-19 vaccines. These vaccines are safe, they are effective, and they will be an important tool in the fight against this disease.”
The COVID-19 vaccination campaign in South Sudan will start soon. Plans for implementing vaccine activities throughout the country in all 80 counties are being developed. Health care workers are being trained prior to vaccine deployment.
Over the next several months, through to the end of 2022, South Sudan is planning to vaccinate 40 per cent of its population, as outlined in the country’s COVID-19 National Deployment and Vaccination Plan.
“The arrival of the vaccines is the first step towards a normal life which is an important step for children and their future, as we know they have been hit the hardest by all the COVID-19 restrictions,” said Ms. Hamida Lasseko, UNICEF South Sudan Representative. “We are delighted the hard work over the last weeks has paid off and we will have no rest until vaccines are brought to those most in need across the country and the vaccination campaign starts.”
A person being vaccinated with the Astra Zeneca vaccine requires two doses to ensure optimal immune response against the COVID-19 virus. The COVID-19 vaccination in South Sudan will be provided on a voluntary basis and free of charge.  All people receiving the vaccine will be asked to consent prior to being vaccinated.
“We are thrilled that we received the vaccine,&#8221; said Dr Fabian Ndenzako, WHO Representative a.i. for South Sudan. &#8220;The vaccine complement, and not replace, proven public health measures such as wearing masks, physical distancing, ventilation and hand hygiene alongside robust programmes to test, trace, isolate and treat. WHO appeals to the general public to adhere to preventive public health measures by wearing masks, keeping a distance, and frequently washing hands.”
While COVID-19 vaccination is important to protect the most vulnerable and exposed people from getting infected and reduce morbidity and mortality, a continued adherence to preventive measures to avoid the spread of the virus by wearing facial masks and respecting social distancing remains crucial.

Coronavirus: South Sudan receives first batch of COVID-19 vaccines through the COVAX Facility

Côte d&#39;Ivoire has successfully eliminated human African trypanosomiasis, also known as “sleeping sickness” as a public health problem, becoming the second African country after Togo to be validated by the World Health Organization (WHO).

“I dedicate this milestone to decades of hard work and the individual contribution of every single health worker who braved some of the toughest challenges in reaching populations, often in remote rural areas,” said Dr Aka Aouele, Minister of Health and Public Hygiene of Cote d&#39;Ivoire. “Our challenge now is to maintain the required level of surveillance and with the help of everyone to achieve interruption of transmission by 2030.”
Côte d&#39;Ivoire reported hundreds of cases per year in the 1990s. Cases have progressively declined over the last two decades and in the past few years, the country reported fewer than 10 cases per year. At this low level, it qualifies to have eliminated the disease as a public health problem.
The achievement is attributed to robust control and surveillance measures, active (and passive) screening of people at risk and targeted vector control which helped to strongly decrease the number of cases in areas of transmission. Hospitals and health centres checked patients using specific diagnostic tests and laboratory mobile units screened people in villages.
Treatment of infected people meant that the vector, the tsetse fly, could no longer transmit the disease to others. This had to be maintained over years to progressively eliminate the disease.
“Cote d’Ivoire’s achievement marks an important step that brings Africa closer to eliminating sleeping sickness,” said Dr Matshidiso Moeti, WHO Regional Director for Africa. “Sustained control measures over the past two decades have brought a significant decline in cases – a positive sign that many countries will soon be crossing this landmark.”

It is also an expression of the commitment and determination of the regional and departmental health directorates, health workers, communities&#39; adherence to control measures as well as the power of partnerships,” said Dr Jean Marie Vianny Yameogo, WHO Representative in Côte d&#39;Ivoire.
Two other countries – Benin and Equatorial Guinea – have submitted their dossiers to WHO, requesting validation of elimination as a public health problem.
Under WHO’s leadership, national control programmes, bilateral cooperation agencies and nongovernmental organizations have substantially reduced cases of the disease to unprecedented low numbers of less than one thousand globally before 2020.
Sleeping sickness is a potentially fatal disease spread by the bite of an infected tsetse fly, a species native to the African continent. More than 60 million people in 36 countries who live mainly in rural parts of East, Central and West Africa are at risk of contracting the disease.
Validation of elimination as a public health problem
The validation per country is done by WHO. A complete dossier must be submitted to present detailed information on the past and present of the disease incidence throughout the territory. The country must show evidence of effective, ongoing surveillance to prove that the capacity of detecting the disease is strong. The figures must be below the specific thresholds required by WHO, which means below one case per 10 000 inhabitants in all districts, during a five-year period.
WHO and partners are targeting the interruption of transmission of the Trypanosoma brucei gambiense form of the disease in all endemic countries by 2030.
The main approaches to controlling sleeping sickness include reducing the reservoirs of infection and the presence of the tsetse fly.
Screening of people at-risk helps identify patients at an early stage. Diagnosis should be made as early as possible to avoid complicated and risky treatment procedures of the advanced stage.
The disease
Human African trypanosomiasis is a vector-borne parasitic disease caused by infection with protozoan parasites belonging to the genus Trypanosoma. The causative parasite is transmitted to humans through the bite of the tsetse fly (Glossina genus) that has acquired infection from humans or animals harbouring the human pathogenic parasites.
There are two forms: one due to the gambiense trypanosome which is found in 24 countries in West and Central Africa and accounts for more than 98% of cases. The other, due to Trypanosoma brucei rhodesiense, is found in 13 countries in Eastern and Southern Africa and represents the rest of the cases.
When bitten by the tsetse fly, a red sore may erupt within a few weeks. The person can experience fever, swollen lymph nodes, aching muscles and joints, headaches and irritability.
People who get infected feel lethargic and sleepy by day then awake and exhausted at night. Neuropsychiatric and sensory disorders follow, then a coma before death within months or sometimes even years later.
